House Rules
To be read in conjunction with Terms & Conditions

Whilst using the property please adhere to the following House Rules
- You as lead booker are responsible for the supervision and conduct of all members of your party including those under 18 years at all times
- Check in time is 4pm and check out time is 10am
- If you leave the property unattended you must ensure it is secure and locked
- Please respect your neighbours and keep noise levels outdoors to a minimum particularly after 10pm and before 9am
- Children must be supervised by a responsible adult at all times and note that no access is permitted beyond the farm gates, in the fields or in the farmhouse gardens unless under the supervision of Broadgate Farm Cottages staff.
- Smoking (including use of e-cigarettes and vapes) is not permitted inside the property
- No visitors are permitted to stay at the property, a small number of day guests may visit you at the property. Please ask if in doubt.
- Use of the wi-fi is subject to a fair use policy, examples of unacceptable use include (but not restricted to) large file downloads/uploads, setting up a dropbox or similar, using BitTorrent, downloading rather than streaming movies and music, accessing undesirable sites etc. Failure to comply may result in Wi-Fi access being withdrawn.
- Web traffic is managed, we do not track your specific usage but we do monitor devices you have connected and the bandwidth used.
- Streaming services – Where you access your own streaming services through TVs provided by ourselves, eg Netflix, Now TV, Amazon Prime, it remains your responsibility to ensure that you are logged out when you depart the cottage. We will not be liable for any subsequent charges made to you in the event of usage by the following guests, if you have forgotten.
- Care of the property. You are responsible for the property and are expected to take all reasonable care of its furniture & fittings. You must leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. You are legally bound to reimburse us for replacement, repair or extra cleaning costs on demand (although we would not charge you for the odd glass or plate). Lost keys are charged at £10 to cover the replacement cost.
- You may connect phone chargers, laptops/tablets and personal hair styling aids to the electrical system, no other electrical items should be connected.
- You must not bring candles or tea lights into the property – they are a fire risk and must not be used.
- No fireworks, lanterns or own firepits permitted. Use of our firepit subject to adult supervision and adherence to the guidelines in the guest information book.
Dogs are welcome by arrangement and at cost. see details about bringing your dog to Broadgate Farm Cottages
- We only allow small/medium sized dogs, and only when have they been booked in and paid for, no puppies (under 1yr) permitted.
- Maximum of 2 dogs per booking even if multiple cottages booked. Three dogs may be permitted in High Barn.
- Dogs must be well behaved, fully house-trained, kept under proper control and not allowed on the furniture, in the bedrooms & bathrooms
- Dogs not to be left unattended in the property.
- Dog waste must be collected and disposed of in the black bins.
- Dog owners will be held responsible for any damage caused to the property, contents or garden by their dog and for any extra cleaning required.
- When out walking on the farm you must ensure that dogs are kept under close supervision. They must not be allowed to disturb livestock, deer or game birds.
- We reserve the right to seek details of any dogs in advance and to refuse permission for them to be brought to the accommodation for any reason, including if they are considered unsuitable in character, size or behaviour, or liable to be a nuisance or danger to other guests.
Complaints
- Every effort is made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, it is essential that you contact us immediately to give us the chance to resolve it. We value your custom and want you to enjoy your stay and return. We are on site and will do our best to resolve any problem. Issues must be raised before you leave.
