General Booking Questions

  • Is a deposit required to secure my booking?

    Yes, if you have booked more than 49 days in advance then a 30% deposit is required in order to secure your booking. If your arrival date is less than 49 days in advance then full payment is due at your time of booking.

  • Can I add extras after booking?

    Yes, please contact us to add any mobility aids or a travel cot/high chair to your booking. If you would like to add a dog to your booking or a put up bed there will be an additional charge.

  • When is my balance due?

    The full balance of your booking is due 49 days before arrival, we will send you a reminder email when the full balance is due.

  • Can I pay in instalments?

    Yes, as long as the initial 30% deposit is paid upon booking and the full balance paid 49 days before arrival. Please let us know if you would like to pay in instalments.

  • What are check in and check out times for my cottage?

    Check in is available from 4pm, we will send you a keycode for the lockbox next to the cottage door so you can let yourself in upon arrival. Check out is before 10am on your day of departure.

  • Can we leave later than the check-out time?

    Usually this is not possible. Please contact us to find out whether or not we are able to offer a later check-out time for your stay, this will depend on other bookings and staffing. This may incur an additional charge.

  • Can we arrive earlier than the check-in time?

    Check-in is normaly 4pm. Please contact us to find out whether an early check-in is available for your stay. We might not know for sure if this is possible until a day or two before arrival.

  • Can I transfer my holiday to a different date or cottage?

    Please refer to our terms and conditions. It may not always be possible to transfer your holiday dates, please contact us to discuss.

  • How far in advance can I book?

    We aim to have online booking available for around a year to a year and a half in advance. If you’re wanting to book a date well in advance and the pricing is not available on the website please contact us.

  • What are your changeover days?

    We don’t have specific changeover days. Occasionally we will make certain dates unavailable for arrival due to staffing or public holidays, this will be evident on the availability calendar as the dates will not be available for arrival.

  • What if I want to book several cottages?

    You can book them all online separately or just book the first cottage and ask Elaine or Lauren to add the extra cottages to the booking for you.

  • How do I cancel my booking?

    We require any requests to cancel a booking to be made in writing. Cancellation terms vary depending on how close you are to your arrival date with full details in the Terms and Conditions. Please email us at elaine@broadgatefarmcottages.co.uk

Number of Guests

  • How many people can we sleep in the cottage?

    The maximum occupancy is shown on the cottage information page eg Forge sleeps 4.

    It is sometimes possible to add extra child beds to the booking for a child under 14 years, if available the option will show as you place a booking. An additional charge is due.

  • Can we have overnight guests in the cottage?

    The number of overnight guests can not be more than the stated capacity of the cottage eg Forge - 4 guests. If you only booked for 2 and would like a couple of friends or family to stay with you that's fine as long as:

    1. The numbers do not exceed the stated maximum occupancy for your cottage
    2. You did not book on a low occupancy rate in which case occupancy can be increased but a charge will be due
    3. You let us know so that in the event of an emergency we know how many people are in the cottage
  • Can we have visitors to the cottage?

    You may have a small number of day vistors whilst you are staying at the cottage, please ask if in doubt. Please don't book the cottage with the idea of throwing a big party with a lot of non residents.

Questions About the Cottages

  • What can we expect in the cottage?

    All our accommodation is self-catering and equipped with a standard inventory of most things you’ll need to cook or bake during your stay, although you will have to bring all food and condiments with you.

    We provide a starter supply of toilet rolls, washing up liquid, handwashing soap and dishwasher tablets. We also provide environmentally friendly anti-bacterial spray and toilet cleaner. Where there is a wood burner we provide logs, matches and firelighters.

    Linen and towels are provided unless otherwise stated in your booking confirmation. We don't supply linen or bedding for travel cots.

  • Can I charge my electric vehicle?

    We do not currently have an EV charger on site, however there are 50+ charging stations within 2 miles of the cottages. We have a list available on request. When booking tick the box about EV charging and we will send you the list shortly before arrival.

  • Do you have Wi-Fi?

    Yes, we have fast, free Wi-Fi available across all our cottages, whether you’re planning to work, stream films or browse online we’re confident our Wi-Fi speeds will be more than sufficient. KCom is usually very reliable, we can’t guarantee Wi-Fi service in the event of an outage beyond our control.

  • Are there logs provided for the log burners?

    Yes, in winter we make sure your cottage has a basket of logs ready for you in the cottage. We also always have a well-stocked pile of logs in the recycling centre. You are welcome to help yourself to logs during your stay.

  • Do you have a coffee machine?

    No, we don’t have coffee machines. However each cottage has a cafetiere which can be used with ground coffee.

  • Are there Christmas decorations in the cottages over the festive season?

    Yes we make sure to decorate all the cottages for guests who are staying over Christmas. If you’re staying in late November/early December they might not be up yet, but if you would especially like them then please let us know and we will do our best to accommodate your request.
